The Prospect offers a variety of floor plans, including studio, one-bedroom, two-bedroom, three-bedroom, and four-bedroom apartments near Colorado State University. Each apartment features modern amenities and comfortable living spaces.

All units are fully furnished. Bedrooms come equipped with a bed, bed frame, desk, desk chair, and stackable dressers. Common areas are equipped with a couch or love seat, an entertainment stand, a TV, a coffee table, a dining table, and chairs, and an in-unit washer and dryer. Specific furniture layouts will vary based on the floor plan. Please contact the leasing office for specific furniture options.

A security deposit is a form of qualification for an application. You may not always need to pay one—you can self-qualify, use a guarantor, or utilize the Guarantor Waiver Program to avoid paying a deposit.

Once we are open for tours, you will be able to schedule a tour by contacting our leasing office by phone or by submitting a tour request form on our website.

Your monthly rent includes access to all the great amenities The Prospect has to offer, as well as high-speed WiFi, trash, and pest control. All utilities, including water/sewer and electric, are to be paid by the resident.

Roommate matching is available for residents who would like a roommate but don’t already have one in mind. We do our best to accommodate your roommate requests and use a preference-based questionnaire to place you in the best unit to ensure you have the best living and learning experience.

Yes. Unit transfers are available for an additional transfer fee. Please contact the leasing office to discuss available options.

Applicants may qualify by using one of the following options:
Guarantor
A guarantor is typically a parent or guardian who is financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. A minimum credit score of 600 and income equal to three times the monthly base rent is required. Proof of income is required, and all guarantors must pass credit, background, rental history, and income screening.

Security Deposit

Yes, residents will be issued a unique key fob for building and amenity access.

The Prospect is a pet-friendly community, though we do require a fee.

Meeting spaces are for resident use. Accompanied guests are also permitted.

Yes. Our on-site maintenance team is available 24/7 to assist with repair requests and apartment concerns based on the level of priority.

For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. Emergency requests may also be submitted through the resident portal by selecting emergency priority. For life-threatening emergencies, please contact 911.
